  1. Who is the ideal candidate for Fractional Home Ownership?
    This type of home ownership is perfect for individuals who want to enjoy a the benefits of a vacation home as an investment without the responsibility of upkeep and who only plan on using their home for a limited amount of time each season.
  2. How long can a fractional homeowner enjoy their home each year?
    Each home will have 8 owners which will provided each owner with at least 6 weeks of usage per year.
  3. Are there any added benefits of owning a home marketed and managed by Point125?
    Point125 plans to market exceptional properties in exclusive locations, Point125’s management division will take care of all maintenance and upkeep of the property to ensure that owners enjoy carefree ownership and vacations.

    Point125 will also offer additional services and amenities based on the desires of the owners to make for the best vacation experience possible. Some of these amenities may include shared boat ownership, golf memberships, etc
  4. How does Fractional Home Ownership differ from the traditional timeshare?
    Unlike a timeshare, in Fractional Home Ownership, you actually own a separately deeded piece of real estate which is treated like an individual home from a legal and financial perspective. Also, Fractional Home Ownership focuses on exclusive million dollar plus homes and offers additional amenities. Fractional Home Ownership is not just a vacation product, it is an opportunity to own a second home with 6 weeks of usage per year.
  5. What does Fractional Home Ownership Cost?
    Assuming eight owners and depending on the value of the home, Fractional Home Ownership can cost anywhere from $175,000 to $350,000.
  6. Can fractional home shares be resold?
    Yes. Fractional homes may be sold at any time in the same way as traditional homes. Other owners of the home are granted the right of first refusal.
  7. Can owners secure financing on the purchase of a fractional home?
    Yes. Fractional Home Ownership can be financed just like an individual second home. This program has been pre-approved by a finance company which specializes in fractional financing. Point125 will refer you to financing options
  8. Who pays for the upkeep and maintenance of the home?
    All the expenses required to service and maintain the home, such as insurance, electricity and lawn maintenance, are divided among the owners. Initial estimates for operating expenses are projected at $5,300 per share annually - about the same amount it would cost to rent a similar property for one week. The management company will pay all the bills and provide the owners with a regular accounting, detailing the expenditures.
  9. Do owners have to use Point125 Management to manage the property?
    Initially, Point125 Management will manage each property until all shares are sold. Point125 Management specializes in the management of fractional properties to ensure the highest level of satisfaction and owner experience. However, owners will be free to select a service provider that best suits their needs.
  10. How are owner's weeks scheduled?
    Each owner will get one week out of every eight weeks on a rotating schedule. This ensures that you get at least one – two weeks during each season and also ensures that holidays are evenly distributed to owners over the years. The usage schedule is written into the contract so that you’ll know exactly which weeks of usage you will have for years to come. Owners may also exchange weeks with each other.
  11. Can I rent out my weeks?
    No. In order to maintain the highest level of quality for the home and furnishings, owners will not be allowed to rent out their weeks. They will be permitted to allow friends and family to stay at the house, provided that it is a non-revenue exchange. If the owners of a property unanimously decide that they would like to allow rental of owner weeks, the bylaws could be amended in the future. Point125 Management would be able to market and manage the rental of the property
  12. Are the properties furnished?
    All managed homes will be fully furnished and accessorized including all kitchenware, linens, etc. Everything will be provided.
  13. Are storage facilities provided?
    The homes will include individual owner’s closets that will allow you to store your personal belongings.
  14. Will Point125 be offering properties in other areas?
    Yes. We expect to offer exclusive vacation homes throughout North Georgia over time. Our initial focus is on the northern shores of Lake Lanier. This part of Lake Lanier is particularly peaceful and family-friendly in addition to being in the foothills of the North Georgia mountains, offering year-round activities – including golf, hiking, biking, horseback riding, whitewater activities, mountain festivals, and much more. Only an hour’s drive from Metro Atlanta, this location also offers unparalleled convenience. You could even commute in to work – not that you’d want to
  15. How will decisions about the property be made?
    The management company will be responsible for making most day-to-day decisions about the maintenance of the property adhering to preset guidelines and budget. The management company will bring any major decisions to the attention of the owners collectively. The owners will make the decisions by majority vote (or greater for certain key decisions). Point125 provides the bylaws and structure to ensure that all decisions are made smoothly.
  16. How can I be sure that the other owners will take good care of the house?
    The management company will thoroughly inspect the house after each usage period to ensure the continued quality of the house and all furnishings. If there are any issues, the management company will ensure that they are corrected immediately and will address any issues with the owner who previously used the property. You can rest assured that the property and furnishings will always be kept in great condition.
